Plumbing Problems That Kill NOI: What Commercial Properties Miss Every Year
Plumbing failures are the most expensive unplanned maintenance event in commercial and multifamily property management. Here's what gets missed every year — and how to close the gaps before they become claims.
Plumbing Is the Highest-Cost Failure Category
Water damage is consistently the #1 cause of commercial property insurance claims. Most of those claims trace back to plumbing systems that weren't maintained — supply line failures, slow leaks that weren't caught, drain issues that backed up, and water heater failures that were years overdue for inspection.
The Five Things Commercial Properties Miss
1. Supply Line Inspection
Braided stainless supply lines have a useful life of 5–8 years. After that, they're failure risks. Most commercial properties have dozens of supply line connections under sinks, behind toilets, and at appliances — and most of them are never inspected until they fail. A quarterly visual inspection catches corrosion, bulging, and fitting wear before failure.
2. Water Heater Maintenance
Commercial water heaters should be flushed annually to remove sediment, have pressure relief valves tested, and have anode rods inspected. Most aren't. When a water heater fails in a commercial building — especially a multifamily property — the downstream impact includes hot water loss for multiple units and potential water damage from tank failure.
3. Backflow Preventer Testing
Most commercial properties are required to have backflow preventers tested annually by code. Many aren't. This is both a compliance risk and a water quality risk. Know your local requirements and build this into your annual maintenance schedule.
4. Drain and Sewer Line Maintenance
Slow drains are warnings. Sewer backups are emergencies. Camera inspection of main drain lines every 3–5 years catches root intrusion, scale buildup, and pipe degradation before a backup event. The cost of inspection is a fraction of remediation after a backup.
5. Irrigation and Exterior Plumbing
Exterior hose bibs, irrigation systems, and any exposed plumbing need seasonal attention — especially winterization in NC markets where hard freezes occur. A burst exterior line is an entirely preventable event.
